10.7 total acres are anchored by 7.34 acres of certified Chardonnay and Pinot Noir. The vineyard was replanted in 2021 to modern standards and poised for a boutique wine program with immediate upside. Moon Ranch sits among esteemed neighbors such as Domain Carneros, Cuvaison, and Bouchaine Vineyards, placing you in a coveted winegrowing corridor with proven terroir and strong market resonance.
Included with the property is more than land—this offering encompasses real property, winery building plans, use permit and entitlements necessary to realize a production winery. The approved project envisions a total of 4,956 square feet across 2 winery buildings, capable of producing up to 20,000 gallons per year. The plan calls for converting the existing 1,896-square-foot barn into a 1,416-square-foot tasting room complemented by a 480-square-foot bulk and bottle storage area.
The Production Facility
Wine Experiences and Event Opportunities
A new 3,060-square-foot production facility will house wine fermentation, barrel storage, an indoor crush pad, and the loading and unloading of supplies and materials. In addition, a 1,500-square-foot patio is slated for outdoor tasting experiences, adding a compelling hospitality component to the program.
Tour, tasting, and visitation entitlements include appointment-only tours and tastings limited to 7 days per week, Monday through Sunday, open from 10am to 5pm daily with a maximum of 20 persons per day and 140 persons per week. Wine and food pairings where food is provided to be by a licensed caterer or prepared onsite in a permitted kitchen.
Marketing events are limited to 8 events per year, with 2 events occurring within the same month. The maximum number of persons per event is 30 and events can be held from 10am to 10pm with a quiet cleanup hour from 10pm to 11pm.

Moon Ranch features a newer septic system with a newly installed leach field to be completed in October 2025, along with a barn that supports the future expansion and operations. The property’s water sources are reclaimed water from Carneros Creek and a low producing well that is 400± feet deep.
